If requested, we will preview the property with you or your Realtor and develop a plan to stage your home. Most of the time, we can provide quotes for staging services without previewing the property in person through photos. However, we like to preview larger or custom homes in person as they often require different staging needs.
STAGING CONSULT & WRITTEN REPORT
This service includes our consult and a written detailed Home Staging Report which will be emailed to you and your Realtor (if requested) to consider. Typically, these reports provide you details you’ll need to stage a home yourself. It includes staging improvement details for each room including the overall priority areas for improvement, so you know where your effort and money should be spent. We focus on the things that will increase your home’s market value so that buyers fall in love with your home.
It may surprise you, but vacant homes are especially difficult for buyers to visualize. Vacant rooms appear smaller and lack a point of reference. Buyers are often puzzled with flow, purpose and scale of an empty room and how their lifestyle will fit. Utilizing our inventory of accessories and furniture we transform a cold unwelcoming vacant property into a warm and inviting home! Service includes design, 60-day accessory and furniture rental, delivery, setup, and removal prior to close of escrow. Price varies based on the size of the room and the type of accessories required. For a full house stage, professional MLS photos are included!
$500-$700 Per Room
Our “walk and talk” consult is one of the most cost-effective ways to help. They are affordable, cost-efficient and everyone loves them! After a walkthrough of your home, we will discuss the specific requirements to prepare your home for sale. This includes recommended furniture and accessory placement, usage, and / or removal to ensure the home appeals to all buyers. This typically takes about an hour. Clients are encouraged to take notes. This House Staging Consult fee will be credited to your home staging services if you decided to expand services beyond the consultation.
HOME STAGING REDESIGN
We provide a 4-hour service which includes professional redesign home staging services from our team. We’ll stage as many rooms as possible using the homeowner’s furnishings. Sellers are encouraged to join in and roll up your sleeves to work with us to get more accomplished. We’ll also provide guidance on other services that may be needed such as paintings and decluttering, and a show-ready checklist so you and your client will be prepared for each showing.
FIRST IMPRESSIONS & MLS PHOTOS
Whether its occupied or vacant, we stage three (3) of the most critical rooms and any adjoining bathrooms to create a strong first impression with your buyers. Our goal is to have them stay longer in your home and remember your home over others. This service includes design, 60-day furnishing / accessory rental, delivery, setup, and removal prior to close of escrow. We also provide professional MLS photos after the stage has been completed for you to use. The price varies based on the size of the room and the type of accessories required.
Home buyers need to visualize themselves in your home. One of the most critical steps to help buyers with this vision is the right home colors. While we all have our favorite colors, we know that some colors are absolute show stoppers for buyers. We provide exterior and/or interior neutral custom colors to maximize your investment, so it appeals to a broad range of buyers. As part of this service, you will receive a home color plan and color swatches to easily begin your home’s transformation. We also offer provide our clients a paint discount at Sherwin-Williams or Benjamin Moore.
OCCUPIED HOME STAGING
Utilizing what you currently have in your home, we will enhance and/or re-arrange your existing furniture and décor to showcase the space for optimal appeal. This service includes design, 60-day accessory rental, delivery, setup, and removal prior to close of escrow. The price varies based on the size of the room and the type of accessories required to augment the existing furniture. For a full house stage, professional MLS photos are included!
$200-$500 Per Room
